Adding Your First Property

A property in SDX represents a single real-estate asset at a physical address. Each property contains one or more buildings, and each building has its own meters, benchmarks, and reports.

Property vs. building

ConceptDescription
PropertyA site at a single address — may contain one building or a campus of several
BuildingA distinct structure within a property, each with its own gross floor area and use type

Most contributors have a 1 : 1 relationship between property and building. Multi-building campuses, mixed-use developments, and retail parks will typically have one property with several buildings.

Create a property

  1. From the sidebar, click Properties > Add Property.
  2. Enter the street address. SDX will geocode it and display a map pin — drag it to adjust if needed.
  3. Select the property type: Office, Retail, Residential, Industrial, Hotel, Healthcare, Education, Data Centre, Mixed-Use, or Other.
  4. Provide an optional internal reference (your own asset ID, fund code, etc.).

Add buildings

After the property is created you will be prompted to add at least one building.

Required fields

  • Building name — A label you will recognise (e.g. "Tower A", "Main Building").
  • Primary use type — The dominant function of the building. This determines which benchmarking standards apply.
  • Gross floor area (GFA) — Total enclosed floor space in square metres or square feet. SDX stores both and converts automatically.
  • Year built — Original construction year.
  • Number of floors — Above-grade floor count.

Optional fields

  • Net lettable area (NLA)
  • Conditioned floor area
  • Occupancy rate (%)
  • Operating hours per week
  • Car park area (covered / uncovered)
  • On-site renewable capacity (kW)

Multi-use buildings

If a building has more than one use type (e.g. ground-floor retail with office above), click Add Use Type to split the GFA across categories. Each use type receives its own benchmark score where the standard supports it.

Bulk import

For portfolios with many properties, use the bulk import feature under Properties > Import. Download the CSV template, fill in your data, and upload it. SDX will validate the file and flag any errors before committing.

The CSV template includes columns for property address, building name, use type, GFA, year built, and all optional fields listed above.

Editing and archiving

You can edit any property or building field at any time from the property detail page. If a property is sold or demolished, use Archive rather than deleting it. Archived properties are excluded from active dashboards but their historical data is preserved and continues to participate in aggregate benchmarks.
